Competition is stiff in the real estate market as the society progresses, with developers coming up with more and more architecture, innovative designs, and features to attract the ever more discerning home buyers and investors, therefore home hunters are also having a lot more choices. This bodes well for then consumers, and it may also be a “good problem” with having too many choices! It is already not an easy task to find a dream home for many, not to mention that uphill task where there are so many options in the market. But one such development has caught the attention of many recently, and that is Jade Scape condo in Shunfu area, Singapore.
Jade Scape condo was launched in 8th September 2018, much to the anticipation of the public as this is a very well located project in the central of Singapore, and we have not seen many new launches in this area for many years, and therefore, there is a pent up demand. Jade Scape Singapore is very conveniently situated near Marymount MRT Station (Circle Line), which is about 250m away, and is about 650m away from the future Upper Thomson MRT Station (Thomson East Coast Line), therefore one can see why about 9,000 people were attracted to the showroom on the first weekend of opening. Further to that, the development is also right next to the North South Corridor, Singapore’s first integrated transport corridor featuring continuous bus lanes and cycling trunk routes. It is also an underground expressway that cuts from the North to the South of Singapore, cutting down the travelling time significantly from the north suburbs to the city.
Jade Scape is designed by the world renowned architect, Paul Noritaka of Tange Associate, and features 7 blocks of towers, 21 to 23 storey high. There are a total 1,206 apartment units, from one bedroom to five bedroom, and 6 units of commercial shop to cater to the needs of the residents. It is sited on a 99 year leasehold land, where it was previously a privatised HUDC estate, named Shunfu Ville. It was sold to Qingjian Realty via a collective sale in May 2016 at a price tag of $638 million, and it has a land area of 408,927 sqft with a plot ratio of 2.8, thereby giving it a total gross floor area of 1,144,996 sqft. This is a massive project, given the land of that size and coupled with a high plot ratio, and is quite uncommon in Singapore’s context. The development has a forest theme to complement the surrounding MacRitchie Reservoir and parks. Jade Scape also have no lack of amenities, as there is a hawker centre just minutes walk away, and there are a lot of F&B options along the famous Thomson Road stretch. Shopping and supermarket is also not an issue as the nearest Bishan Junction 8 is just minutes drive away, and if you are in need of some grand shopping centres, Orchard Road shopping belt is only 6 MRT stops away and 15 minutes drive from Jade Scape. So what more can one asks for?
