In your opinion, how does the current market compare to last year? (Slower, Faster, Same)
The current market is about the same as it was last year. I would say probably a tad bit faster since many of the lockdowns are no longer in place and the implementation of vaccinations has made people feel safer about going out and doing things.

The last two weeks of August are typically the slowest time of year in Philadelphia real estate (not counting the holidays in December). Many people use the last two weeks of the month for vacation/travel and this causes a cooling of the real estate market, which is why you see the average sale price dipping a little bit compared to earlier months this year as well as the days on market and the month’s supply inventory creeping back up as well.
