Union Realtime (URT), which offers a suite of location intelligence tools for self-storage and the wider real estate industry, has launched a new alerts feature within its Radius+ analytics platform.
“Our alerts allow users to keep track of price changes, inventory changes and new facilities in the market of their choice. They can customize their alerts to track any unit size and feature combination plus get notifications in the app or sent directly via email,” explains Product Manager Nikki Lee.
Launched in 2016, Radius+ helps developers, owners, operators, investors and lenders in the self-storage space get up-to-date pricing, demographics, supply and pipeline information, and drive-time analysis. This alerts feature empowers Radius+ users with the real-time information they need to make savvy business decisions and is the latest in a series of ongoing updates and additions to the platform informed by customer feedback.
Price Tracking
The most robust and customizable alert function tracks pricing changes, with data updated daily. Users can select web or in-store pricing, specify unit types and features, and determine their radius. They can also choose to track shifts in dollars or percentages and compare prices against the high, low and average of the past seven days.
Facility Tracking
Facility alerts notify users of new facilities or development projects in their trade area, helping them keep a pulse on and respond to supply changes near them. They are able to specify the pipeline status they want to track, including planning, permitted, under construction, completed, or expansion.
Inventory Tracking
Inventory alerts allow users to track added or removed units, with the option to specify unit size, features, and location radius.
URT’s Market Analyst, James Mclean, explains how this information can be practically applied by self storage owners. “If you see a 10×10 going out of stock for all your competitors, you can assume some demand is there and raise rates for that unit. Alternatively, if the 10x10s are all available for your competitors, you may want to keep your rates a bit more competitive to help them get rented out faster.”
Real-Time Updates
Users also have the flexibility to add, modify or delete any of their alerts within the new Alert Manager and choose how they want to receive notifications from their active alerts—whether within the application or via automated emails.
