The 2024 Canadian Real Estate Market: Implications for Landlords and Tenants

Canada’s housing market experienced a cooldown in 2023 after reaching peak levels during the pandemic. Despite significant housing supply constraints, the rapid increase in interest rates has driven up borrowing costs, contributing to record levels of unaffordability.

The last 11 months have been a significant adjustment for housing market participants, as most regions in Canada transitioned from a buyer’s market to a seller’s market. The increase in housing prices during the pandemic and record levels of population growth have also negatively impacted the rental market. As such, rent prices across Canada are increasing at record levels. “Housing affordability is at an all-time low across Canada due to high borrowing costs, and first-time homebuyers are delaying real estate transactions,” he says. “In this environment, potential home buyers opt to rent for longer due to higher mortgage rates. This drives up rent prices across the entire market, especially for affordable housing.”

Rent prices in Canada have increased by $175 in the past six months, reaching a new high of an average of $2,178 in October across the country. This increase is driven by landlords passing the cost of owning their properties to tenants amid higher interest rates and strong population growth in Alberta, Quebec, and Nova Scotia, which raises average market rents.

Tenants feel the negative impacts, with evictions and rental defaults up amid high demand and record-low affordable housing options. Depending on rent-control guidelines, New entrants may face the most challenges. For example, in Ontario, Canada’s largest province, any units that came to market after November 2018 are exempt from rent control. This creates an incentive for tenants to avoid moving unless necessary. Consequently, young Canadians and newcomers to Canada are particularly struggling with the rapid increase in rent prices due to the limited number of units on the market that are under rent control.

Horses for Mental Health receives $371,070 VA grant to support 225 Veterans with horse-based therapy programs, addressing PTSD and depression.

Salt Lake City – January 8, 2024 – Horses for Mental Health (HMH) is thrilled to announce it has been awarded the Adaptive Sports Grant for $371,070 by the Department of Veterans Affairs (VA) to provide essential services for 225 Veterans and members of the Armed Forces nationwide. Through an innovative personal growth and well-being program incorporating horses, the program aims to address symptoms related to post-traumatic stress, depression, and the challenges of transitioning to civilian life.

The grant comes at a critical time, addressing the alarming statistics highlighted in the 2022 report by the VA, which revealed that an average of 16.8 Veterans died by suicide each day in 2020.

To provide these transformative equine-based services, HMH is proud to partner with twelve trained and certified programs nationwide.

The partnering programs include: Acres for Life Therapy and Wellness Center (Minnesota), A Stable Life (New Jersey), Ebenezer Equine (Montana), Forever Amber Acres (Ohio), Healing Strides of VA (Virginia), H.O.O.V.E.S.
