Dubai’s real estate market has emerged as a beacon of growth and prosperity, with the first quarter of 2024 witnessing a staggering 20% increase in property transactions compared to the previous year. In terms of sales value, the growth over the same period was 25% with apartments growing by a significant 26% and townhomes and villas witnessing a growth of 23%. Dubai gained further momentum as an investment haven following its removal from the FATF Greylist earlier in Q1 2024. While mortgage rates in the US hover close to 7% for a 5-year term, Dubai offers rates as enticingly low as 4% for residents and approximately 5.5% for foreign investors. The Dubai real estate market witnessed a significant year-on-year increase in rental rates, with prime areas experiencing growth of over 20%. Following 11 consecutive rounds of rate hikes, interest rates in the UAE are poised to undergo a series of reductions in 2024, contingent upon any decisions by the US Federal Reserve to cut rates. During the past year financing transactions exceeded cash purchases, comprising 53% of all transactions, while cash buyers represented 47%. Notably, properties priced below AED 3 million constituted 80% of all transactions in Q1, indicating a notable demand for reasonably priced and off-plan properties, particularly among first-time buyers. Mortgages during last year outperformed the market’s overall growth.
