LaProp Launches Latin America’s First Tokenized Real Estate Platform and Tokenized Real Estate NFTs

LaProp launched Latin America’s first tokenized real estate platform. The first property available is an apartment in Medellín, Colombia. In addition to the platform, the company also launched tokenized real estate NFTs.

LaProp, a PropTech and FinTech startup with a presence in both Latin America and Europe, just went out of stealth mode and opened its tokenized real estate investment platform to the public. In addition to its platform, the company launched a series of NFTs that allow access to the rent generated by a real apartment in Medellín. The platform is now live. The NFTs are available on OpenSea, the industry’s largest NFT marketplace.

Instead of forcing people to take on large loans to start investing in real estate, LaProp allows smaller sums to be invested with the help of fractional real estate. This allows the real estate industry to move from being a debt financed industry to an equity financed industry. Furthermore, LaProp enables investors to easily diversify as they can acquire several minority stakes for several properties.

The tokenized real estate NFT that the company launched is also innovative. The NFTs are linked to tokens of a property in the real world. Token holders can then receive the rent of the property. Another important aspect is that the rent is paid out in stable coins, thus allowing crypto investors to diversify and stabilize their returns. The NFTs come with a clear identification of which property they are linked to and are also identifiable by their unique design per NFT. When the property is sold in three to eight years, the capital will be returned to token holders. Thus, token holders will also benefit from a possible appreciation in the property value.

The first property on the platform is Sol de Villanueva. Sol de Villanueva is an apartment complex in the center of town catering to working class families. The apartment complex enjoys several amenities, such as a 24-hour portier service and a swimming pool. Furthermore, there are shared spaces for children to play. The apartment is located in the fourth floor and enjoys access to a private balcony, allowing residents to enjoy Medellín’s year-round good weather. Two bathrooms are available, guaranteeing comfort in the morning in case multiple people need to get ready at the same time. There is a semi-integrated kitchen already included. Other furniture is not included. The floors are made of ceramic tiles to allow for easy cleaning and to brighten the room. The total surface area available is 52.48 square meters and there are three rooms.
